While tiny homes can sometimes serve as ADUs, they typically face more stringent zoning regulations due to their mobility.

Types of ADUs

Junior ADU (JADU): Involves converting part of a single-family home into a new dwelling unit that is no more than 500 square feet and may share a bathroom with the main home.
Conversion ADUs: Created by converting part of an existing single-family or multi-family home or by converting all or part of an accessory building (such as a garage, shed, or studio). This includes garage conversions.
Attached ADUs: Cannot exceed 50% of the existing residence’s square footage.
Detached ADUs: Located in free-standing buildings separate from the main single-family home or multi-family building.

Maximum ADU Size

JADU: 500 sq. ft.
Attached & Detached ADUs: 1,200 sq. ft.

Height Regulations

Attached ADUs: 25 feet
Detached ADUs: 18 feet

Setback Requirements

Front: 10 feet (R-1 and R-2) or 15 feet (R-3) or 7.5 feet (R-4)
Sides & Rear: 4 feet

Parking Requirements

Conversion ADUs and JADUs generally do not require parking.
Attached and detached ADUs require 1 parking space, unless the project qualifies for an exemption from parking requirements.
