A prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can be considered ADUs, prefab ADUs are stationary and built to last, whereas tiny homes face more zoning challenges due to their mobility.

Types of ADUs

  • Detached ADU: New construction that is built separate from the primary structure.
  • Attached ADU: New construction that is attached to the primary structure.
  • Junior Accessory Dwelling Unit (JADU): A conversion of existing space, up to 500 sq. ft., contained entirely within a single-family residence.

Zoning and Lot Size

All properties zoned for single-family and multifamily use may be eligible to build ADUs.

Size and Floor Area

  • Attached ADU
    • 0-1 Bedroom: Maximum area of 850 sq. ft.
    • 2 Bedrooms: Maximum area of 1,000 sq. ft.
    • Shall not exceed 50% of the primary residence’s floor area.
  • Detached ADU
    • 0-1 Bedroom: Maximum area of 850 sq. ft.
    • 2 Bedrooms: Maximum area of 1,000 sq. ft.
  • Junior ADU (JADU)
    • Maximum area of 500 sq. ft.

Setbacks & Height

  • Attached ADU: 4-ft. side/rear setbacks, max height 25 ft.
  • Detached ADU: 4-ft. side/rear setbacks, 6 ft. from primary residence, front setback per zone, max height 25 ft.
  • Junior ADU (JADU): 4-ft. side/rear setbacks

Parking Requirements

  • No replacement parking is required if a garage, carport, or covered parking structure is demolished or converted into an ADU.
  • Covered parking is still required for existing dwellings if the structure is not converted into an ADU.
  • Required parking spaces must be 8 ½ ft. x 18 ft. (compact parking not allowed) with a 26-ft. backup space.
  • No parking in front yards or corner side yards, except on designated driveways.
  • No parking required for JADUs or ADUs outside a Very High Fire Hazard Severity Zone (VHFHSZ).
  • ADUs in a VHFHSZ require one uncovered parking space unless:
    • The ADU has no bedroom.
    • It is detached from an SFR (≤ 800 sq. ft., ≤ 16 ft. height).
    • It is detached from an MFR (≤ 16 ft. height, min. 4-ft. setbacks).
    • It is fully contained within an existing structure.
    • It is within ½ mile of public transit.
    • It is in a historic district.
    • On-street parking permits are required but not offered to ADU occupants.
    • A car-share vehicle is within one block.
