Types of ADUs

  • Attached ADUs: Extensions or conversions of existing structures.
  • Detached ADUs: New, independent buildings.

Size and Floor Area

  • Lot under 9,000 sq. ft.: Maximum area of 600 sq. ft.
  • Lot between 9,000 and 10,000 sq. ft.: Maximum area of 650 sq. ft.
  • Lot over 10,000 sq. ft.: Maximum area of 800 sq. ft.

Setbacks & Height

Attached ADU

  • Setbacks: 4-foot side/rear setbacks
  • Height: 25 feet max, not to exceed two stories

Detached ADU

  • Setbacks:
    • 4-foot side/rear setbacks
    • 10 feet from the primary residence
    • 45-foot front setback (per underlying zone)
  • Height: 16 feet

Parking Requirements

Certain ADUs are exempt from parking requirements. According to Government Code Section 65852.2, subdivisions (d)(1-5) and (j)(10), local agencies shall not impose ADU parking standards on the following types of ADUs:

  • Accessory Dwelling Units within ½ mile walking distance of public transit.
  • ADUs within a historic district.
  • Dwelling units that are part of the proposed or existing primary residence or an accessory structure.
  • When on-street parking permits are required.
