Although tiny homes are often confused with prefab ADUs, there are key differences. Tiny homes are small, mobile units built on wheels, while prefab ADUs are stationary and designed for durability and permanence. While tiny homes can sometimes serve as ADUs, they typically face more stringent zoning regulations due to their mobility.

Types of ADUs:
- Junior ADU (JADU): Involves converting part of a single-family home into a new dwelling unit that is no more than 500 square feet and may share a bathroom with the main home.
- Conversion ADUs: Constructed by converting part of an existing single-family or multi-family home or by converting all or part of an accessory building (such as a garage, shed, or studio). This includes garage conversions.
- Attached ADUs: Cannot exceed 50% of the existing residence’s square footage.
- Detached ADUs: Located in free-standing buildings separate from the main single-family home or multi-family building.
Maximum ADU Size
- JADU: 500 sq. ft.
- Detached ADUs: 1,200 sq. ft.
- Attached ADUs: Cannot exceed 50% of the existing primary dwelling’s square footage.
Height Regulations
- 24 feet
Setback Requirements
- Sides & Rear: 4 feet
- Distance from Main House: 6 feet
Parking Requirements:
- Required Parking. No parking shall be required for an ADU or JADU. If parking is provided, it shall comply with all development standards set forth in Chapter 9.28, Parking, Loading, and Circulation, and the requirements for the district in which the ADU or JADU is located.
- No Replacement. When parking areas including, but not limited to, garages, carports, uncovered parking spaces, or covered parking structures, are demolished in conjunction with the construction of an ADU or JADU or converted to an ADU or JADU, the eliminated off-street parking spaces are not required to be replaced.
