Types of ADUs:

  • Junior ADU (JADU): Involves converting part of a single-family home into a new dwelling unit that is no more than 500 square feet and may share a bathroom with the main home.
  • Conversion ADUs: Created by converting part of an existing single-family or multi-family home or by converting all or part of an accessory building (such as a garage, shed, or studio). This includes garage conversions.
  • Attached ADUs: Built as an addition to a single-family home.
  • Detached ADUs: Located in free-standing buildings separate from the main single-family home or multi-family building.

Height Regulations

  • 16 feet

Maximum ADU Size

  • JADU: 500 sq. ft.
  • Attached ADUs: 800 sq. ft. or 50% of the main dwelling size
  • Detached ADUs: 850 sq. ft. for studios or one-bedroom units, 1,000 sq. ft. maximum for units with more than one bedroom (for properties under 10,000 sq. ft.) and 1,200 sq. ft. maximum for units with more than one bedroom (for properties 10,000 sq. ft. or larger)

Setback Requirements

  • Front: Depends on zoning
  • Sides & Rear: 4 feet
  • Main house: 6 feet

Parking Requirements:

  • JADUs & Conversion ADUs: Do not require parking.
  • Attached & Detached ADUs: Require 1 parking space, unless your project qualifies for an exemption from parking requirements.
