Types of ADUs

  • Detached – A separate structure.
  • Attached – An extension of the primary residence.
  • Conversion – Existing space repurposed within a home or accessory structure.
  • Junior ADU (JADU) – A 220-500 sq. ft. unit within a single-family home.

Zoning and Lot Size

  • ADUs are allowed in all zones permitting single-family or multi-family housing.
  • Single-Family Lots:
    • One attached or detached ADU allowed.
    • Conversions of garages, storage spaces, or accessory structures allowed (up to 150 sq. ft. expansion for ingress/egress).
    • Reconstruction of detached structures is permitted.
  • JADUs: One allowed per single-family lot via a simplified permit process.
  • Multi-Family Lots: ADUs allowed, qualifying for the building permit only process.

Size and Floor Area

  • Attached ADU:
    • 0-1 Bedroom: Up to 850 sq. ft.
    • 2 Bedrooms: Up to 1,000 sq. ft. (Max 50% of primary residence size).
  • Detached ADU:
    • 0-1 Bedroom: Up to 850 sq. ft.
    • 2 Bedrooms: Up to 1,000 sq. ft.
  • JADU: 220-500 sq. ft.

Setbacks and Height

  • Attached ADU: 4-ft side/rear setbacks, 16-ft height.
  • Detached ADU: 4-ft side/rear setbacks, 10-ft from primary residence, front setback per zoning, 16-ft height.
  • Conversions: Existing spaces may expand up to 150 sq. ft. for ingress/egress, with setbacks sufficient for fire safety.

Parking Requirements

  • One off-street space per ADU, except when:
    • ADU is within ½ mile of transit, in a historic district, or converted from an existing structure.
    • No on-street parking permits are available for ADU residents.
    • A car-share space is within one block.
  • Garage/Carport Conversions: No replacement parking required.
  • Parking Guidelines:
    • Must be on paved surfaces (per Chapter 17.24).
    • No more than 25% of the front yard can be used for parking.
    • Must not block sidewalks or fire lanes.
