  • Junior Accessory Dwelling Unit (JADU): A conversion of existing space, up to 500 square feet, entirely within a single-family residence.

Zoning and Lot Size

  • Detached ADUs (up to 1,000 square feet with a maximum of two bedrooms) are permitted in all zoning districts that allow single-family, multifamily, or mixed-use residential properties.
  • JADUs are permitted in all single-family districts.

Size and Floor Area

  • Attached ADU:
    • 0-1 Bedroom: Maximum area of 850 sq. ft.
    • 2 Bedrooms: Maximum area of 1,000 sq. ft.
    • Cannot exceed 50% of the primary residence’s floor area.
  • Detached ADU:
    • 0-1 Bedroom: Maximum area of 850 sq. ft.
    • 2 Bedrooms: Maximum area of 1,000 sq. ft.
  • Junior ADU (JADU):
    • Maximum area of 500 sq. ft.

Setbacks and Height

Attached ADU:

  • Setbacks: 4 feet (side/rear)
  • Height: Must match the primary dwelling’s height limit and comply with daylight plane rules

Detached ADU:

  • Setbacks:
    • 4 feet (side)
    • 4 feet (rear) if under 800 sq. ft., 10 feet if over 800 sq. ft.
    • 5 feet from the primary residence
    • Front setback per zoning rules
  • Height: Up to 17 feet

Conversion ADU:

  • No setbacks required if converting existing space, including garages or accessory structures

Junior ADU (JADU):

  • Setbacks: 4 feet (side/rear)

Parking Requirements

  • ADU: Requires one off-street parking space (covered or uncovered) in the front, side, or rear setback.
  • No replacement parking needed for the primary home if:
    • A garage is converted into an ADU.
    • Existing off-street parking is removed for ADU construction in a single-family district.
  • No ADU parking required if the unit is:
    • Within ½ mile of public transit.
    • In a historic district.
    • An interior ADU.
    • Ineligible for on-street parking permits (but permits are available nearby).
      Within one block of a car-share vehicle.
