Types of ADUs:

  • Detached: New construction separate from the primary structure.
  • Attached: New construction attached to the primary structure.
  • Conversion: A conversion of existing space within a primary residence or detached accessory structure.
  • Junior Accessory Dwelling Unit (JADU): A conversion of existing space, up to 500 square feet, contained entirely within a single-family residence.

Zoning and Lot Size:

  • Single-Family Homes: One Accessory Dwelling Unit (ADU) and one Junior Accessory Dwelling Unit (JADU) are permitted.
  • Multi-Family Homes: A maximum of two detached ADUs are allowed, or up to 25% of the existing unit count, provided they are conversions of non-habitable portions of the existing structure.

Size and Floor Area:

  • Attached ADU:

    • Maximum area: 1,200 sq. ft.

    • 50% of the square footage of the primary residence, whichever is less.

  • Detached ADU:

    • Maximum area: 1,200 sq. ft.

  • JADU (Junior ADU):

    • Maximum area: 500 sq. ft.

Setbacks and Height:

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks.
    • Height: 25 ft.
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks; 5 feet from the primary residence; front setback per underlying zone.
    • Height: 18 ft.
  • Conversion of Existing Area:
    • Setbacks: No setback is required for the conversion of an existing living area or accessory structure. This also applies to structures built in the same location and to the same dimensions as the original structure that is converted into an ADU.
  • JADU (Junior ADU):
    • Setbacks: 4-foot side/rear setbacks.

Parking Requirements:

One parking spot is required unless any of the following apply:

  • The ADU is a studio unit.
  • The ADU is located within ½ mile walking distance of public transit, including transportation services that charge set fees, run on fixed schedules, and are available to the public.
  • The ADU is located within the Historic Overlay District or another architecturally and historically significant district.
  • The ADU is part of the proposed or existing primary dwelling or an accessory structure.
  • On-street parking permits are required but not offered to the ADU occupant.
  • A designated pick-up or drop-off location for car-share vehicles is located within one block of the ADU.
  • The ADU meets the affordability requirements outlined in Section 22.43.140.
