Tiny homes are frequently mistaken for prefab ADUs, but there are important differences. Tiny homes are small, mobile units built on wheels, whereas prefab ADUs are stationary and constructed for durability and permanence. While tiny homes can function as ADUs, they often face more stringent zoning restrictions due to their mobility.

Types of ADUs:

  • JADU: Involves converting part of a single-family home into a new dwelling unit that is no more than 500 square feet and may share a bathroom with the main home.
  • Conversion: Created by converting part of an existing single-family or multi-family home or by converting all or part of an accessory building (such as a garage, shed, or studio). This includes garage conversions.
  • Attached ADUs: Built as an addition to a single-family home.
  • Detached ADUs: Located in free-standing buildings separate from the main single-family home or multi-family building.

Maximum ADU Size:

  • JADU: 500 square feet
  • Attached ADUs: 50% of the size of the main home
  • Detached ADUs: 1,200 square feet

Height:

  • Attached & Detached ADUs: 16 feet

Setbacks:

  • Front: Per underlying zone
  • Sides & Rear: 4 feet
  • Main house: 4 feet

Parking Requirements:

  • JADU & Conversion ADUs: Usually do not require parking.
  • Attached & Detached ADUs: Require one parking space unless exempt.
