A Prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can be ADUs, prefab ADUs are stationary and built to last, while tiny homes face more zoning challenges due to their mobility.

Types of ADUs:

  • Detached: New construction that is built separate from the primary structure.
  • Attached: New construction that is attached to the primary structure.
  • Conversion: A conversion of existing space within a primary residence or a detached accessory structure.
  • Junior Accessory Dwelling Unit (JADU): A conversion of existing space, up to 500 square feet, contained entirely within a single-family residence.

Zoning and Lot Size:

  • Single-Family Lots: One ADU can be either converted from an existing structure or newly constructed, along with one Junior Accessory Dwelling Unit (JADU).
  • Multi-Family Lots: A maximum of two detached ADUs is allowed, as well as at least one interior ADU, which must be converted from existing non-livable space. The total number of ADUs in a multi-family dwelling can be up to 25% of the total number of units in the proposed or existing building.

Size and Floor Area:

  • Attached ADU:

    • 0-1 Bedroom: Maximum area of 850 sq. ft.

    • 2 Bedrooms: Maximum area of 1,000 sq. ft.

  • Detached ADU:

    • 0-1 Bedroom: Maximum area of 850 sq. ft.

    • 2 Bedrooms: Maximum area of 1,000 sq. ft.

  • JADU (Junior ADU):

    • Maximum area of 500 sq. ft.

Setbacks and Height:

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks.
    • Height: 16 ft.
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks; 10 feet from the primary residence; front setback (per underlying zone).
    • Height: 16 ft.
  • Conversion of Existing Area:
    • Setbacks: No setback is required for the conversion of an existing living area or accessory structure, or for a structure built in the same location and to the same dimensions as an existing structure that is converted to an ADU.
  • JADU (Junior ADU):
    • Setbacks: 4-foot side/rear setbacks.

Parking Requirements:

  • In addition to the off-street parking spaces required for the existing residence:
    • Each ADU with one or more bedrooms must provide at least one off-street parking space.
    • ADUs without separate bedrooms (studios) do not require additional off-street parking.
    • ADU parking spaces may be provided in tandem, including on an existing driveway or in paved setback areas, excluding the non-driveway front yard setback.
  • Parking requirements are waived if the ADU is located:
    • Within 0.5 miles walking distance of a public transit stop.
    • In a designated historic district.
    • Within an existing primary residence or accessory structure.
    • In an area requiring on-street parking permits that are not offered to the ADU occupant.
    • Within one block of a car-sharing pickup/drop-off location.
