A Prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can qualify as ADUs, prefab ADUs are stationary and built for durability, whereas tiny homes face more zoning challenges due to their mobility.

Types of ADUs

  • Detached – A new structure separate from the primary residence.
  • Attached – A new unit attached to the primary residence.
  • Conversion – A conversion of existing space within the primary home or a detached accessory structure.
  • Junior Accessory Dwelling Unit (JADU) – A conversion of existing space, up to 500 square feet, contained entirely within a single-family residence.

Zoning and Lot Eligibility

ADUs and JADUs are generally allowed on properties zoned for residential or mixed-use development.

  • Single-Family Properties
    • A maximum of one (1) ADU and one (1) JADU is allowed per lot, provided the structure meets zoning and building code standards.
  • Multi-Family Properties
    • Attached ADUs: Multiple ADUs may be created, up to 25% of the number of existing units, by converting non-livable spaces such as storage rooms, boiler rooms, passageways, attics, basements, or garages.
    • Detached ADUs: A maximum of two (2) detached ADUs are allowed on existing multi-family properties.

Size and Floor Area

  • Attached ADU:

    • 0-1 Bedroom: Maximum 850 sqft

    • 2 Bedrooms: Maximum 1,000 sqft

    • If an ADU is greater than 1,000 sqft, the total floor area cannot exceed 50% of the primary dwelling(s) floor area or 1,200 sqft, whichever is less.

  • Detached ADU:

    • 0-1 Bedroom: Maximum 850 sqft

    • 2 Bedrooms: Maximum 1,000 sqft

    • If an ADU is greater than 1,000 sqft, the total floor area cannot exceed 50% of the primary dwelling(s) floor area or 1,200 sqft, whichever is less.

  • JADU (Junior ADU):

    • Maximum 500 sqft

Setbacks and Height

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks
    • Height: 16 feet
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks, 6-foot distance from the primary residence, and 20-foot front setback
    • Height: 16 feet
  • Conversion of Existing Area:
    • No setbacks required if converting an existing living area or accessory structure within the same dimensions as the original structure.
  • JADU (Junior ADU):
    • Setbacks: 4-foot side/rear setbacks.

Parking Requirements

  • JADUs are always exempt from parking requirements.
  • ADUs are not required to provide parking but may include covered, uncovered, or tandem parking if compliant with the City’s code requirements.
