Size and Floor Area:

  • Standard ADUs (SADUs):
    • Minimum Size: 150 sq. ft.
    • Maximum Size: Based on the lot size or 50% of the primary dwelling’s floor area, whichever is smaller.
  • Junior ADUs (JADUs):
    • Maximum Size: Under 500 sq. ft.
    • JADUs are created within the existing space of the primary home and must use an existing bedroom.

Setbacks and Height:

  • SADUs:
    • Minimum four-foot setback from side and rear lot lines is required for any ADU that involves new floor space.
  • JADUs:
    • Created within the existing walls of the primary home, so no additional setbacks are required.

Design and Layout:

  • SADUs:
    • Must match the materials and colors of the primary residence.
    • Exterior stairs are not allowed on the front of the property.
  • JADUs:
    • Exterior entrance is required, separate from the main home, with an interior connection to the primary residence.
    • A private bathroom is not required if there is access to one in the main house.

Location and Parking:

  • SADUs:
    • One parking space is required unless exemptions apply (e.g., proximity to transit).
    • Parking configurations like garage conversions are allowed if they meet the city’s parking standards.
  • JADUs:
    • No additional parking is required for JADUs, as long as the property is within proximity to transit or meets certain conditions.

Building Safety:

  • SADUs and JADUs:
    • Smoke alarms, carbon monoxide detectors, and a permanent foundation are required for both types of ADUs.
    • Private sewage systems need county health approval.

Additional Considerations:

  • Garage Conversions:
    • Permitted if they meet parking standards and the setback requirements when constructed above a garage.
  • Occupancy:
    • Property owners must live on-site. ADUs cannot be rented for less than 30 days and must have a deed restriction against separate sales.
