A prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can serve as ADUs, prefab ADUs are stationary and built to last, whereas tiny homes face more zoning challenges due to their mobility.

Types of ADUs:

  • Detached: New construction separate from the primary structure
  • Attached: New construction connected to the primary structure
  • Conversion: A converted space within a primary residence or detached accessory structure
  • Junior Accessory Dwelling Unit (JADU): A converted space, up to 500 square feet, contained entirely within a single-family residence

Zoning and Lot Size

  • ADUs are allowed in Residential, MUR, and MURS zones.
  • JADUs are allowed only in the RM zone and must be part of a single-unit home.
  • Single-family lots can have 1 ADU and 1 JADU (attached or detached, but not inside the main living space), if they meet safety/design standards.
  • Multi-family lots can have:
    • ADUs in non-livable spaces (e.g., storage, garage) — 1 per 4 units or 25% of total units (whichever is greater)
    • Plus up to 2 detached or attached ADUs outside existing buildings

Size and Floor Area

  • Attached ADU: Up to 1,200 sq ft

  • Detached ADU: Up to 1,200 sq ft

  • JADU: Maximum 500 sq ft

Setbacks and Height

  • Attached ADU: 4 ft side/rear setbacks, max height 16 ft
  • Detached ADU: 4 ft side/rear setbacks, 6 ft from main house, front setback varies by zone, max height 16 ft
  • Conversion ADU: No setbacks required if using existing structure or same footprint
  • JADU: 4 ft side/rear setbacks

Parking Requirements

  • Existing Residential Units: No replacement parking is required if a garage or carport is converted to an ADU
  • ADU Parking: Parking is not required. If provided, it must comply with design standards in Section 9-4.406. Tandem parking and parking within required setbacks are permitted
