Types of ADUs:

  • Attached ADUs: Extensions or conversions of existing structures.
  • Detached ADUs: New, independent buildings.

Zoning and Lot Size: ADUs are permitted in R-1, RHS, A, and A-1 zoning districts. There’s no minimum lot area requirement.

ADU Size:

  • Minimum: 150 sq. ft.
  • Maximum: Either 10% of the lot area (up to 1,000 sq. ft.) or 50% of the primary dwelling’s size, whichever is smaller.

Height Regulations:

  • Attached ADUs: Must stay within the existing structure.
  • Detached ADUs: Limited to a maximum height of 20 feet (one story).

Setbacks:

  • Attached ADUs: No setbacks required, except for fire safety regulations.
  • Detached ADUs: Follow the same setbacks as the main residence—minimum of 3 feet from side/rear, 20 feet from the front, and 30 feet in A Zones. At least 5 feet from the primary dwelling is required.

Second-Story ADUs: Permitted only if they are conversions and meet landscape requirements; otherwise, they are not allowed.

Lot Coverage:

  • Attached: No additional coverage since they must remain within the existing structure.
  • Detached: Limited to the same coverage as the primary residence, capped at 30% of the usable rear yard.

Parking Requirements:

  • ADU Parking: No additional space required if:
    • Located within ½ mile of public transit.
    • In a historic district.
    • No on-street parking permit is available.
    • Within one block of a car-share location.
  • Replacement Parking: Required if existing spaces are converted; can be configured in various ways on the same lot.

Entryways: Must provide independent exterior access. Second-story ADUs cannot utilize exterior staircases. All entries must be screened from public view.
