A Prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can serve as ADUs, prefab ADUs are stationary and built for durability, whereas tiny homes face more zoning challenges due to their mobility.

Types of ADUs

  • Detached – A new structure separate from the primary residence.
  • Attached – A new unit attached to the primary residence.
  • Conversion – A conversion of existing space within the primary home or a detached accessory structure.
  • Junior Accessory Dwelling Unit (JADU) – A conversion of existing space, up to 500 square feet, contained entirely within a single-family residence.

Zoning & Permit Requirements

Properties zoned for single-family, two-family, or multifamily use may be eligible for ADU construction.

Size Limits

  • Attached ADU:

    • Lot size ≤ 12,000 sqft: Maximum 230 sqft

    • Lot size > 12,000 sqft: Maximum 460 sqft

    • Cannot exceed 50% of the primary residence’s floor area

  • Detached ADU:

    • Lot size ≤ 12,000 sqft: Maximum 1,000 sqft

    • Lot size > 12,000 sqft: Maximum 1,200 sqft

  • JADU (Junior ADU):

    • Maximum 500 sqft

Setbacks and Height

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks
    • Height: 16 feet
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks, 10-foot distance from primary residence, and front setback per underlying zone
    • Height: 16 feet
  • Conversion of Existing Area:
    • No setback required if converting an existing living area or accessory structure within the same dimensions as the original structure.
  • JADU (Junior ADU):
    • Setbacks: 4-foot side/rear setbacks

Parking Requirements

  • One parking space is required unless any of the following apply:
    • The ADU is within ½ mile walking distance of public transit.
    • The ADU is located in a historic district.
    • The ADU is part of the proposed or existing primary residence or accessory structure.
    • On-street parking permits are required but not offered to the ADU occupant.
    • A car-share vehicle is located within one block of the ADU.
