Types of ADUs:

Junior ADU (JADU):

  • Conversion of an interior portion of an existing single-unit dwelling
  • New construction within a proposed single-unit dwelling
  • Attached to an existing or proposed single-unit dwelling

Conversion ADU:

  • Conversion of an interior portion of an existing single-unit dwelling or an existing detached accessory building
  • New construction within a proposed single-unit dwelling

Attached ADU:

  • Construction of a new ADU attached to an existing or proposed single-unit dwelling

Detached ADU:

  • Construction of a new ADU as a detached accessory building

Zoning and Lot Size:

JADU:

  • Allowed on all residential and mixed-use properties zoned for single-family use

Conversion ADU:

  • Allowed on all residential and mixed-use zoned properties improved with a single-unit dwelling

Attached ADU:

  • Allowed on all residential and mixed-use zoned properties improved with a single-unit dwelling

Detached ADU:

  • Allowed on all residential and mixed-use zoned properties improved with a single-unit dwelling

Maximum ADU Size:

JADU:

  • 500 SF

Conversion ADU:

  • Cannot exceed the enclosed space being converted
  • Up to 150 SF may be added to the footprint of an existing accessory structure for required ingress and egress

Attached & Detached ADUs:

  • North of Santa Monica Boulevard: 1,400 SF*
  • South of Santa Monica Boulevard: 1,200 SF*
  • Subject to the site’s remaining maximum allowable floor area, whichever is less
  • Floor area limits shall not restrict an ADU below 800 SF

Height Regulations:

Attached ADU:

  • Per underlying zone

Detached ADU:

  • North of Santa Monica Boulevard: 25 FT
  • South of Santa Monica Boulevard: 22 FT
  • Lots over 24,000 SF in area (Estate Lots): Per underlying zone

JADU & Conversion ADU:

  • Per underlying zone

Setbacks:

Front:

  • Per underlying zone

Side & Rear:

  • Per underlying zone or 4 FT, whichever is less
  • 0 FT setback when the ADU abuts an alley

Statewide Exemption ADU:

  • Application of floor area limits, site coverage limits, or front setbacks shall not reduce an ADU below 800 SF

Parking Requirements:

One parking space is required; however, no parking is required when the property meets any of the following criteria:

  • 1.  Within ½ mile walking distance of transit
  • 2. Located within an architecturally or historically significant district
  • 3. On-street parking permits are required and not provided to the occupant of the ADU
  • 4. Within one block of a car-share vehicle pickup/drop-off location
