An ADU is a self-contained residential unit on the same lot as a primary home, providing extra living space, rental income, or multi-generational housing. A Prefab ADU is a permanent, factory-built home that meets local zoning and building codes, making it ideal for long-term use.

Tiny homes, often confused with prefab ADUs, are mobile units on wheels. While both can serve as ADUs, prefab ADUs are permanent structures, whereas tiny homes face more zoning challenges due to mobility.

Types of ADUs

  • Detached ADU – A separate structure built on the property
  • Attached ADU – An addition to the primary residence
  • Conversion ADU – Created by repurposing existing space (e.g., garage, basement)
  • Junior ADU (JADU) – A smaller unit (up to 500 sq. ft.) located entirely within a single-family home

Zoning and Lot Size

  • Single-Family Lots: One ADU (attached or detached) and one JADU allowed per lot.
  • Multifamily Lots:
    • Attached ADUs: Up to 25% of existing units can be converted into ADUs from non-livable spaces (e.g., storage rooms, basements, garages).
    • Detached ADUs: Up to two detached ADUs allowed per lot (they may be attached to each other).

Size and Floor Area

  • Attached ADU

    • At least 800 sq. ft. must be allowed.

    • Maximum size: 1,200 sq. ft.

    • Total building coverage on the lot cannot exceed 60% of the lot area.

  • Detached ADU

    • At least 800 sq. ft. must be allowed.

    • Maximum size: 1,200 sq. ft.

  • Junior ADU (JADU)

    • Maximum size: 500 sq. ft.

Setbacks and Height

Attached ADU

  • Setbacks: 4 feet (side/rear)
  • Height: 16 feet

Detached ADU

  • Setbacks:
    • 4 feet (side/rear)
    • 6 feet from the primary residence
    • Front setback: Based on zoning requirements.
    • No side or rear setbacks required if at least 75 feet from the front property line and adjoining the rear yard of a neighboring lot.
  • Height: 16 feet

Conversion ADU

  • No setbacks required for conversions of existing structures.

Junior ADU (JADU)

  • Setbacks: 4 feet (side/rear)

Parking Requirements

  • Junior ADU (JADU) – No additional parking required.
  • ADU – No additional parking required if the ADU meets any of the following conditions:
    • Within ½ mile of a public transit stop.
    • Located in a designated historic district.
    • Within an existing primary home or accessory structure.
    • Located in a permit parking zone where permits are not available for ADU residents.
    • Within one block of a designated car-share parking space.
