Types of ADUs:

  • Attached ADUs: Extensions or conversions of existing structures.
  • Detached ADUs: New, independent buildings.

Zoning and Lot Size:

  • Permitted ADU and JADU locations. ADUs and JADUs are permitted in the RV (residential-very low density), RL (residential-low density), RS (residential-single-family), RM (residential-medium density), RH (residential-high density), CS-MU (commercial shopping center-mixed use), and OS-R (open space-restricted) zones or in any zone designation where residential development is allowed.
  • An ADU shall be located on the same lot as a detached or multifamily residential building.
  • ADU or JADU covenant
    • For each new ADU approved through the building permit only process, the property owner shall record a covenant in accordance with subsection b. below except the property owner shall not be required to reside in either the ADU or primary dwelling unit.
    • For each new ADU or JADU approved through the building permit only process, the property owner shall record a city attorney-approved declaration of restrictions that specifies the size and attributes of the ADU or JADU.

Size and Floor Area:

  • Attached ADU:
    • 0-1 Bedroom: Maximum area of 850 sqft.
    • 2 Bedrooms: Maximum area of 1000 sqft; or 50% of the primary residence floor area, whichever is less.
  • Detached ADU:
    • 0-1 Bedroom: Maximum area of 850 sqft.
    • 2 Bedrooms: Maximum area of 1000 sqft.
  • JADU (Junior ADU):
    • Maximum area of 500 sqft.

Setbacks and Height:

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks.
    • Height: 16 ft max or not surpass the height of the primary residence, whichever is lower.
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks; 10-foot from primary residence; 45-foot front setback(Per Underlying Zone).
    • Height: 16 ft.

Parking Requirements

    • ADUs require one off-street parking space, in addition to the primary residence parking.
    • JADUs do not require parking.
    • Tandem parking on an existing driveway is allowed.
  • Parking Exemptions (No additional parking required if the ADU is):
    • Within ½ mile of public transit
    • In a historic district
    • Part of the primary residence or an existing structure
    • In an area where street parking permits are required but not available to ADU occupants
    • Within one block of a city-approved car-share parking space
  • Replacement Parking
    • If a garage, carport, or covered parking structure is demolished or converted into an ADU, replacement parking is not required for the main residence.
