What is an Accessory Dwelling Unit (ADU)?

An ADU is an independent residential unit located on the same lot as a primary home, providing additional living space, rental opportunities, or multi-generational housing. A prefab ADU is a permanent, factory-built backyard home that meets local zoning and building codes, making it ideal for long-term living.

Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can be considered ADUs, prefab ADUs are stationary and built to last, whereas tiny homes face more zoning challenges due to their mobility.

With the implementation of ADU regulations, Venice has experienced an increase in accessory dwelling unit construction. If you’re planning to build an ADU in Venice, LiveLarge is here to guide you through key development requirements for a smooth and successful project.

Types of ADUs:

  • Detached: A new construction unit built separately from the primary structure.
  • Attached: A new construction unit attached to the primary structure.
  • Conversion: An existing space within a primary residence or a detached accessory structure converted into an ADU.
  • Junior Accessory Dwelling Unit (JADU): A conversion of existing space, up to 500 square feet, contained entirely within a single-family residence.

Zoning and Lot Size:

All properties zoned for single-family and multifamily use may be eligible to build ADUs.

Size and Floor Area:

  • Attached ADU:
    • Maximum area: 1,200 sq. ft.
    • Shall not exceed 50% of the primary residence floor area.
  • Detached ADU:
    • Maximum area: 1,200 sq. ft.
  • JADU (Junior ADU):
    • Maximum area: 500 sq. ft.

Setbacks and Height:

  • Attached ADU:
    • Setbacks: 4-foot side/rear setbacks.
    • Height: 16 ft.
  • Detached ADU:
    • Setbacks: 4-foot side/rear setbacks; 6-foot from primary residence; front setback (per underlying zone).
    • Height: 16 ft.
  • Conversion of Existing Area:
    • Setbacks: No setback is required for the conversion of an existing living area, accessory structure, or a structure built in the same location and to the same dimensions as the original structure.
  • JADU (Junior ADU):
    • Setbacks: 4-foot side/rear setbacks.

Parking Requirements:

Parking is not required for ADUs created within an existing or proposed main home or accessory structure. However, ADU parking may be required if the ADU exceeds the existing square footage of a main home (primary residence) or accessory structure, as well as for a newly constructed detached ADU. Other parking waivers under GC § 66314 and LAMC Section 12.22 A.33(c)(12)(i) may also apply.
