Tiny homes are small, mobile units built on wheels, while prefab ADUs are stationary and designed for durability and permanence. While tiny homes can sometimes serve as ADUs, they typically face more stringent zoning regulations due to their mobility.

Types of ADUs

  • Junior ADU (JADU): Involves converting part of a single-family home into a new dwelling unit that is no more than 500 square feet and may share a bathroom with the main home.
  • Conversion ADUs: Created by converting part of an existing single-family or multi-family home or by converting all or part of an accessory building (such as a garage, shed, or studio). This includes garage conversions.
  • Attached ADUs: Cannot exceed 50% of the existing residence’s square footage.
  • Detached ADUs: Located in free-standing buildings separate from the main single-family home or multi-family building.

Maximum ADU Size

  • JADU: 500 sq. ft.
    Attached ADUs: 1,200 sq. ft., but cannot exceed 50% of the square footage of the main residence.
    Detached ADUs: 1,200 sq. ft.

Height Regulations

  • 16 feet

Setback Requirements

  • Front: 5 feet
  • Sides & Rear: 4 feet

Parking Requirements

  • Reduced parking requirements apply if the ADU is within walking distance of public transit.
  • Replacement parking is not required if covered parking is removed to build the ADU.
