Types of ADUs:

Junior ADU (JADU):

Junior ADUs are contained entirely within an existing or proposed primary home and may share a bathroom with the primary home. They include an “efficiency kitchen,” which consists of a sink with a drain, a food preparation counter, a fridge, and a compact cooking facility with appliances.

Conversion ADUs:

Conversion ADUs repurpose existing space, whether detached or attached to the primary home.

  • Detached Conversion ADUs involve converting part or all of an existing residential or accessory structure, such as a freestanding garage or pool house.
  • Attached Conversion ADUs involve converting a portion of the existing primary home, such as an attached garage or attic.

Attached ADUs:

Attached ADUs are newly constructed units that share at least one wall with the primary home. Aside from their independent exterior entrance, many new attached ADUs match the primary home’s design and often don’t appear to be a separate unit.

Detached ADUs:

Detached ADUs are newly constructed units that are physically separated from the primary home. They are commonly placed within the rear yard area, where they are less visible from the street.

Maximum ADU Size:

  • JADUs: 500 sq. ft.
  • Attached & Detached ADUs: 1,200 sq. ft. or 50% of the gross square footage of the primary dwelling unit on the lot.

Height Regulations

  • Maximum height: 30 ft.

Setbacks

  • Front: Follows zoning regulations for the main home.
  • Sides & Rear: 4 ft.
  • Main house: 5 ft.

Parking Requirements

  • Generally, conversion ADUs and junior ADUs don’t require any parking. Attached and detached ADUs will require one parking space unless your project qualifies for a parking exemption.
