Tiny homes, often confused with prefab ADUs, are small, mobile units built on wheels. While both can be considered ADUs, prefab ADUs are stationary and built to last, whereas tiny homes face more zoning challenges due to their mobility.

Types of ADUs:

Junior ADU (JADU):

  • Conversion of part of a single-family home into a new dwelling unit
  • Maximum size: 500 SF
  • May share a bathroom with the main home

Conversion ADU:

  • Constructed by converting part of an existing single-family or multi-family home
  • Can also be created by converting all or part of an accessory building (garage, shed, or studio)
  • Includes garage conversions

Attached ADU:

  • Created by adding on to a single-family home

Detached ADU:

  • Located in freestanding buildings, separate from the main single-family home or multi-family building

Maximum ADU Size:

  • JADU: 500 SF
  • Conversion ADU: 1,000 SF
  • Attached ADU: Up to 50% of the primary dwelling’s living area or 1,200 SF, whichever is less
  • Detached ADU: 1,200 SF

Setbacks:

  • Front: New ADU construction cannot be located between the primary residential dwelling and the street front or street side setback.
  • Side & Rear: 4 feet
  • Main House Distance: 10 feet

Height Restrictions:

  • Attached ADU: 25 feet
  • Detached ADU: 16 feet (unless the project site is located within ½ mile of a major transit stop or high-quality transit corridor (High Quality Transit Area))

Parking Requirements:

  • Attached and detached ADUs usually require one parking space
  • Conversion ADUs and JADUs typically do not require parking
  • Exemptions may apply if the ADU is located within ½ mile of public transit
  • Parking requirements for JADUs may vary
