    • Maximum Size: Up to 1,200 sq. ft.
  • Junior Accessory Dwelling Unit (JADU): A small unit within an existing primary residence.
    • Maximum Size: 500 sq. ft.

Regulations:

Detached ADU:

  • Maximum Height: 16 feet, or 18 feet if within a half-mile of a major transit stop.
  • Setbacks: Minimum of 4 feet on the side and rear yards.
  • Building Separation: At least 5 feet from other structures on the property.

Attached ADU:

  • Maximum Height: 16 feet or the maximum height allowed by the zoning district, whichever is greater.
  • Setbacks: Same as the primary dwelling.
  • Building Separation: At least 5 feet from other structures.

JADU:

  • Maximum Height: Same as the primary dwelling.
  • Setbacks: N/A.
  • Building Separation: At least 5 feet from other structures.

Kitchen Requirements:

  • Detached/Attached ADUs: Must include a sink, refrigerator, cooktop/oven, and ample counter space and cabinets.
  • JADUs: Must include a countertop cooking appliance or hot plate.

Application Process:

  • 1.  Review Regulations: Contact the Planning Division to ensure your plans meet zoning regulations and the Building Division for building codes and permits.
  • 2. Submit Building Permit: Prepare and submit your plans for review by the Building Division.
  • 3. Permit Issuance & Construction: After any necessary revisions, permits will be issued, and construction can begin.
  • 4. Inspections & Occupancy: Schedule inspections as needed. Once the ADU or JADU passes inspection, it is ready for occupancy.
